Property Review - Nahar's Amrit Shakti

Name of builder: Nahar Group
Sizes available: 1049 - 1120 - 2 BHK, 1363-1502, 3 BHK
Location: Chandivali Farm Road, Situated between Saki Naka and Powai
Distance from Sahar Airport: about 5 kms 
Percentage occupancy: about 50%
Current rent: Rs. 22,000 for 2 BHK - Rs. 28,000 for 3 BHK
Current price to buy: approx 11500 per sq foot


Facilities available:


Power backup
In house maintenance with 24X7 support
Club house with gym and swimming pool
Play area for children
Close to D-mart store

Review:
I have been living in Nahar's Amrit Shakti for the last 6 months ago and frankly speaking slowly and steadily I am beginning to like this place. We moved here from Delhi hence, of course the expectations were high; especially in terms of quality infrastructure and the first impression of the Nahar's entrance can put off most people.


With the only downside being the lopsided road which seems to be perpetually under repair and is a real bottleneck in terms of traffic. Also, recently, I have noticed a water shortage once in a while. Nahar still manages to win hands down when compared to other residential societies thanks to the open space it offers along with one of the most child friendly and spacious play areas for kids. The people too are great and from all walks of life - so you can be sure that you will find somebody you will connect with.


Even for the elderly there is company in the society and the security and maintenance are above average - whenever I have had needed any fixing the carpenter / plumber has been sent promptly. The society is pretty active and well connected too. The only thing is that the modular kitchen provided by the builder seems a little sub standard. 


The apartments are well planned with lots of fresh air and sunshine. We live in a 3 BHK and it is quite comfy for a family of 3. 

Last but not the least maids are easily available. Phew!!
Also, as lots of people have been asking about the maid charges here are the details for people who are moving to Nahar. 

Rate is Rs. 400 - 500 for each job like sweeping / swabbing, utensil one time, bathrooms  etc. 
Cooking - 1500/- to 2000/- one time including washing utensils and keeping them back. 

Rating: Over all, I would give Nahar Amrit Shakti 7/10.  I'm taking away 2 points just because the road connecting to Nahar is a mess and a real traffic clog. And another point as there seems to be a water problem sometimes and the not so great modular kitchen in which the shelves keep coming off. 


If you have a child in the family - This is one of the best places for you. 

Just got another viewpoint of Nahar which is worth sharing. Please READ Before taking a decision. Here it is

I agree with you for Nahar. I've just moved (a week back). The only hiccup is getting maids(which you wrote is easy). I'm still trying to get one.

Are you aware of any summer camps for kids.

Welcome to Nahar Indira,

Hope you are liking it here. Yes, recently, it has become a little challenging to find maids as they have stopped allowing new maids from entering.

One of the ways to find maids is the Nahar group where residents who are relocating mention / recommend their maids looking for jobs - so you can try this option too.

Wow , something that i was waiting for some time now,


We did visit the site and liked every bit of the complex and the flats , but one decision just made us walk away from that wonderful project and that one reason was continuous smoke from the nearby slums. Wanted to ask some one who stays in there . DOnt you think that kind of smoke 24/7 will just take a toll on your child's health and the elderly in the family.

Do share your experience as we found it as a big negative from that complex.

Apart from these , i have heard from brokers regarding gundaism from Nahar and heavy transfer charges when one wants to sell his flat to some one.

Been living here for the past 3 yrs..it's a lovely place to live in..But only problem that we face is the chants that comes out of the five mosques around us.it starts at 5am & goes on till 10pm at intervals.especially parents with small kids have to think twice about..now we have sort of got used,but it affected my kids a lot mentally in the beginning. The rents are also skyrocketing (courtesy : brokers). For their selfish reasons they just quote what comes to their mouth..the current trend is 27000 for 2 bhk & 35000 for 3 bhk & 1 -1.50 deposit.

maids are o.k.bonus for them is a months salary ! Issue with water during summer is high.environ is good. I would consider the brokers as gundas. There are hundreds of vacant apts & hard to find one without the brokers help..we are at their mercy when we plan to shift.

Hi Divya,

Completely agree with you regarding the noise and even closing the windows does not help.
Also, completely agree with the fact that the brokers are really hiking up the prices in the area unnecessarily especially for rent and resale of apartments hence making sense to approach directly and cut the middlemen. This is what is leading to a gap wherein the flats are empty but the rates are ballooned.
One of the agents told me that a correction is expected but the million dollar question is when???

Is there any way to approaching the owners directly & not thru house brokers? There's this brand new flat in mimosa ,the owner is in gulf .its ready for occupation from December - present. People r trying to negotiate ,but I don't think the owner is in the know as to wts happening.

Instead of waiting for the hiked rent & wasting so many months rent already,why can't the owners try to understand the scenario & reduce the rent & let it out for nice families?

It is an unfurnished apt & demanding rs 40,000 & 3 lacs deposit !

It's me again with a question:) Posting it here since this thread is relevant to the question that I have.

In Chennai, we pay the broker a month's rent as a one time brokerage. But, I have been told that in Mumbai we need to pay the brokerage once in every 11 months when the agreement is renewed. Just wanted to check with you on this. Thanks!

Here you pay 1 month rent as brokerage then pay again at the time of renewal. Depends how long is your agreement for. It can also be for 2 years. And you can negotiate the renewal amount. Hope this helps. If you have any queries lemme know.

Hey thanks for all the info. It was very useful. My husband visited Raheja, sun city and a few others. We liked an apt near maritime training institute and Powai police station and planning to settle in for tht. Do you know tht area? Is it good?

hi sumi,
I stay in Raheja, Maple leaf. The place is real good especially if you come from other cities in south or north India. The size of apartment in Mumbai would come as a shock to anyone non-Mumbai-wala, for this I have stayed in hotel for over 40 days and visiting various places/apartments/houses from Kurla/ghatkopar/marol/military road/charkhop/kandiveli/goregaon and what not. Either the place is too far to travel everyday atleast twice, or it is dingy and not worth for the money paid. I found Raheja very compatible for the money being paid (still very high for my taste, but I have little choice left, since I needed safe place for kids and big enough apartment 1100 st ft minimum, for kids to run around as I have two angels). Area is safe, all societies are manned with security guards and bordered with either wall or barbed wire. Parking is available for residents in every society, but for visitors only a few allows, that too not for long. There are couple of schools around including day care. This blog is rich with information on those.
